Use the "Commission" tab located on the sale dashboard to set and configure your contracted commission rates, category rates, and finders fees for each client sale. These commissions will be used in the One-Click settlement process. You will see the commissions reflected on the Finalization Worksheet.
Follow the steps below to generate the finalization worksheet.
1. Select the client sale that you are interested in from the main dashboard.
2. From the sale dashboard, select the "Commission" tab. Here you can add or edit commission rates, minimum service fees, and finders fee items.
A. Service Fee: You can set a dollar amount for a minimum service fee
B. Minimum Service Fee: This is a flag that allows you to apply the service fee in one of two ways.
1. First: You can leave the flag disabled and the Finalization Worksheet will charge this fee in addition to any commission fees and finder fees earned.
2. Second: You can enable the flag which will discount the minimum service fee by the amount of commissions you earn off of the client sale until the service fee minimum is met.
C. Primary Commission Split: This commission rate will apply to all items and categories in the sale unless you add additional category commissions using the Category Splits table (item E.)
D. Finders Fee Commission: This is the rate that will be used to charge your client as a percentage of the value of each item that is found. These items can be recorded using the Finders Fee Items table (item F.)
E. Category Splits: This table is used to track unique commission amounts by category. You can add additional commission rates by category if you want to apply a lower or higher commission rate to specific items that may vary from the Primary Commission Split.
F. Finders Fee Items: This table is used to track items that you find in the home that your client did not know was there if they decide not to sell it (ie. a lot of gold or something else unexpected).
These configured settings will be used to generate the finalization worksheet which will allow you to quickly and easily close out a sale with your client.
